Provo Housing Market Update — April 2026
Provo median dropped to $257/sq ft (-5.7% QoQ). Days on market jumped 84% to 35. Buyers have leverage now — multiple offers are gone, and overpriced homes sit. Price strategically.
Provo is cooling down. Prices are dropping, inventory is moving slower, and the days on market have nearly doubled. If you’re a buyer, this is the market you’ve been waiting for. If you’re a seller, it’s time to price strategically.
By the Numbers
Median price per square foot in Provo dropped to $257 this quarter, down from $273 just three months ago—a 5.7% decline. Across the first four months of the year, the median sits at $254 per square foot. Sales volume picked up this quarter with 73 homes sold (up 14%), but year-to-date we’re still down 12% from last year’s pace.
The real story is time on market. Homes are now sitting for a median of 35 days—that’s an 84% jump from Q1. Last year at this time, homes moved in 19 days. For context, year-to-date the median is 49 days, more than double the 21-day average from a year ago.
On the bright side, homes are still selling close to asking. The median sold-to-final-list ratio is 99.71%, which means pricing-savvy sellers are still getting nearly full price—but overpriced homes are languishing.
What This Means for Buyers and Sellers
For buyers: You have leverage. Multiple offers and bidding wars are gone. You can negotiate inspection items, appraisal gaps, and repair credits. Take your time and make informed decisions. If you’ve been priced out, Provo is becoming more accessible.
For sellers: Price it right from day one. The days of listing high and waiting for an offer are over. Look at comparable sales, not comps that expired or sold below list. Homes that are correctly priced—based on condition, location, and current market—still sell at list value. Those that are overpriced sit and eventually need a price cut, which looks worse than starting low.
