Lehi Housing Market Update — April 2026

Lehi is one of the strongest housing markets in Utah County right now. Prices are up year-to-date, homes are selling faster, and sellers still have the upper hand. If you’re selling in Lehi, this is a good time to list.

By the Numbers

The Lehi market is running hot compared to the broader region. Median price per square foot hit $229 in the first quarter—up 4% year-to-date from $220. That’s real growth in a time when most Salt Lake County and Utah County markets are flat or sliding.

Volume is solid at 434 homes sold year-to-date, up 3.6% from last year. More importantly, homes are moving. Median days on market dropped to 34 days in Q1 from 38 last year—that’s a 10% acceleration. Homes are selling right around asking: the median sold-to-list ratio hit 100%, meaning homes that go into contract are hitting their list price.

The average sold-to-list ratio is 99.38%, and the average sold-to-original-price is 98.27%. That tells you sellers are pricing strategically and holding most of their value.

What This Means for Buyers and Sellers

For sellers: List now. Lehi is still a buyer’s magnet—thanks in large part to the tech corridor demand and proximity to Salt Lake County—and homes are attracting attention quickly. If you’re sitting on the fence, the market favors you.

For buyers: Competition is real. With homes moving in 34 days and selling at or above asking, you need to be pre-approved, have your financing locked, and move fast. Lehi attracts serious buyers, so half-measures won’t work.

The story here is simple: Lehi’s market is outperforming because it sits in the intersection of tech jobs, young families, and reasonable inventory. That dynamic doesn’t change overnight.
